Washington, D.C., was one of only two markets to see year-over-year gains in the most recent Standard & Poor's/Case-Shiller home-price index report, which tracks 20 U.S. metro areas nationally. While 11 of the 20 markets tracked posted new index lows in December, home prices in Washington, D.C., rose 4.1 percent year-over-year.

Military First Time Home Buyer Tax Credit

2 Months Left for the $8,000 home buyer credit.

Eligible persons include members of the uniformed services, members of the Foreign Service, and intelligence community employees who served at least 90 days of qualified, extended duty service outside of the United States between January 1, 2009 and April 30, 2010.


Spouses of persons meeting the above criteria are eligible as well.

The federal home buyer tax credit ranges up to $8,000 for first-time home buyers, and up to $6,500 for existing homeowners. Existing homeowners must have lived in their “main home” through 5 of the last 8 years to be eligible.

Claiming the federal tax credit is a two-step process. First, eligible persons must be under contract for a new home on or before April 30, 2011. The home’s closing must then occur on or before June 30, 2011.

The IRS does not make date exceptions.

Fairfax County January Housing Stats

For all of us analyticals out there, below is a great report on Fairfax County. 

Summary for the month of January 2011 vs 2010

-New Listings and Inventory from 2010 to 2011 is down
-Days on the market is up
-Median House price has gone up 2.9% = to $360,000

So what does this mean ?
We have been pretty stable here in Fairfax County for the last year.  Median prices, as you can see on the report, have not changed much since the begining of 2010.  Its still a buyers market as we have alot of inventory. This is a good report for us beside the fact that homes are staying on the market longer.  But the short sale inventory is driving that up higher.  In about 2 years these short sales will be for the  most part behind us. Don't expect any drastic changes in home values over the next year or 2.  There may be some slight spikes in the spring/summer markets but very small ones.
