INTRODUCTION

Less and Less homes are on the market here at Penderbrook. We do have an abundance of homes under contract, but more than half are short sales thave have been sitting for a while.

We just had one short sale close this past week that took 286 days!!

If you are in over your head with your mortgage or know someone that is. We have just teamed up with the top law firm in negotiating short sales in the area. Crazy Times In This Market

I just had a client who wrote a contract on a condo site unseen ! He didnt have time to go see it and trusted me enough and my judgement and knowledge of the area.

There were of course multiple offers on the property and we are still waiting to hear back if we were the top bid. There is a good chance it will get bid out of our price range though.

We are still seeing multiple offers and are having more and more problems with homes getting bid up over there appraisal prices. This opens a whole new set of problems.
