INTRODUCTION

The tax credit ends today! If you have a ratified contract by today and close by June 30th then you can still receive the tax credit. We really think that the government has to stop this.  They have to see what happens when they remove it. In our area we are fine and just benefiting from the tax credit. But MOST of the US really needs this.  Alot of people believe that in time the government will bring this back.  I think if they bring it back it will happen late in the year or to begin 2011.  There is no guarantee this will happen though. There is no need to wait to buy. It would be VERY likely that the government would allow those that bought after June 30th to still receive the credit, if they bring it back this year.

Penderbrook status. 13 of our 17 homes under contract are short sales!  I have 2 that should be closing in May.  Total time 5 months on one (Bank of America is difficult) The other one should be pretty quick and less than 3 months.  I will post these on this website once they are done.  Our sellers should be forgiven the debt they owe to the banks.
